The Single-Family Cottage WERCo. owns in a village near Jerseyville, Illinois. It yields a monthly gross rental income of $465 (with our other steady income of $1,261/m for a total fixed-monthly-gross income of $1,726) and a net monthly rental income of $82.75 -- enough to guarantee the monthly income-stream totalling of $30.93 per month on the $1,600 we wish to borrow, on 16 units of $100 apiece on a 5-year note for a total net income of $255.95 over the life of the loan, with the principal paid back as well, for a total payout at maturity of $1,855.95, which compares favorably to most current rates of return as low as 3.01% elsewhere on CDs (Certificates of Deposit). (However, our offer is not easily liquible except by sale of the note to third parties, which may or may not be at a premium, depending on overall market conditions. . The tenants at this property are reliable, clean, people with stable employment. Any unlikely short-fall in rental-distributions of the company will be met by other income of the General Partner (A secure Teacher's retirement pension, and Social Security). In the event of his death, he will have increased his whole life insurance policy at least sufficient to pay down the full mortgage balance of $31,250.oo, increasing the company's monthly liquidity by $205.88, and he will have established a property manager for the house.
The total gross revenue from the sale of these notes will be used to pay down the balances on 3 credit cards so that the General Partner may qualify for a Rural Development Loan of $50,000 on the house, at a fixed rate for 30 years, and to pay off all the rest of the Partnership's debt.
We will then keep only one small credit card with a maximum loanable amount of $400, so that we can be sure to pay off the full balances at the end of each month, This is to maintain a credit rating from which a credit score can be secured.
Then, we hope to save $7,000, to avoid ever having to borrow again at exorbitant rates of interest. Thereafter, we will borrow at 5-6% or less, $6,000-$11,000 toward buying a used diesel-powered pick-up truck for $3,000 which we will use to drive to Clearwater, Florida to pay for 2, $3,000-$4,500 apiece semi- commercial bio-diesel machines for converting used fry-oil to bio-diesel: one such machine for fuel for that truck, and for retail sale from our garage in our house/office in Jerseyville, shipping one of the machines to Ghana to do the same for our diesel-fuel taxi, and for retail sale of bio-fuel, there, or, alternatively, to have gained sufficient experience in the US in processing used fry-oil to bio-diesel to be able to direct the Ghana partners at long distance in the construction and operation of a similar small-scale fry-to-bio-oil-diesel plant there from local materials. That bio-diesel for use in our diesel taxi, and for retail sale.

But be informed that this investment is not an offer to sell publicly-traded securities, nor is it insured by any government agency, may gain or lose value. Also, WERCo is not yet listed as an LLP with the Secretary of State of Illinois. We expect to do that with our US Gov't IRS tax refund of $568.44, or from the sale of our first partnership-share of this offer.

P.S. WERCo retains 60-day first refusal rights on the re-purchase of these shares throughout the life of this investment instrument. That is to say, no matter who owns them nor how many times they change ownership.
